Self-built: unfinished tiny house trailer.

Air-ride 5th-wheel hitch and includes a gooseneck adapter.

No title as it is self-built and has not yet been registered. 

Roofing and siding are heavy duty steel. The roof and front are copper colored steel, and the sides are iron colored and textured steel. The siding hasn’t been finished on the back and the corners and trim still need to be completed.

Has a sliding door for entry, hallway is set to the righthand side to allow for larger rooms. Back room is setup for bunkbeds and the closet is designed for a combination washer/dryer as well as a space for the electrical panel.

Most electrical is done. Most insulation is done. The ceiling needs finished. A little bit of framing and backing needs to be finished. Wall paneling is included but hasn’t been installed.

Trailer is self-built and will require a new manufacture registration. (Chassis was built using parts of other trailers)

Heavy duty axles are center mounted to balance the weight and help with cornering. 

Large storage area under the front overhang was meant to house a mini-split for heating and cooling and generator. (Not included). No appliances, cabinets or plumbing.

Has two bedrooms, one in front and one in back. Kitchen is U shaped for maximum utilization. Breakfast bar was intended to be the dining area leaving a relatively large 9×8 living room. Bathroom is large enough for a real toilet, a sink and a shower.

Trailer is quite light for Its size and pulls very easily. I haven’t weighed it but estimated at only around 10,000#-13,000#.

12 feet tall at peak of roof; (fits under most overpasses and bridges and is 1.5 feet shorter than most 5th-wheel campers), 43 feet long and 8 feet wide.

Interior has approximately 340 square feet of living area.

Still needs heavy leveling jacks. Has mounting locations for 6 heavy duty leveling jacks.

We were building this for ourselves and aren’t able to finish the project due to unexpected life changes and lack of financial ability.

I’m selling a solidly built tiny house in great condition, as-is. Read on for all the details!

***I have an approximate 6 foot wingspan and I can not raise my hands 100% over my head in this house since it the wood studs were trimmed short for some odd reason. So, it’s best for someone around 5’9 or below.

This house was built from new materials except for the trailer frame, wheels, windows, and sink which came from a 93 Coachmen Catalina camper trailer; the wheels have rust (and one nut which doesn’t tighten 100% onto the bolt), but it’s been towed many times with no issues.

The trailer itself is 27 Feet long, the house is 24 feet long, 8 feet (or less) tall and 8 feet wide.

Weight is approximately 6,000 – 6,500 lbs.

Interior is Insulated with Roxul which is water, mold, and fire resistant. There’s been a few mice in the house since it’s always lived in a micey neighborhood. There’s no smell of mice or mice nests whatsoever.

The wood frame is wrapped in Gorilla house wrap for moisture control.

This is the water heater installed onto the back which I could remove for a $100 discount.

There’s a propane magic chef rv oven that I’m storing in the house. Not included. Buy for $100 more.

The front lifting jack is new as of a couple of years ago.

The outlets in the house work if you connect an extension cord to the houses inverter, (which is old and therefore can not be guaranteed to work for long.) The wiring is new though.

The floor is 1/2 inch treated plywood to ensure that it will not mold, rot or get eaten by bugs. All other wood except the treated floor joists which attach the house to the trailer are untreated.

The old holding tanks are underneath, cleaned out and empty. The sink and tub pipes could be connected to a septic.

Please note: Camco box, white oven, and sheets of metal in the tub are not included.

Hopefully we can both win on this house since I need the money to build myself a new small house since I’m allergic to the tempered panels which I removed but they left an odor in the mineral wool batts which you may be able to flush out with hydrogen peroxide and a fan, or by washing, or by replacing them.

I have a clean title from FL DMV but the registration has not been kept up with. It may be best to have it appraised and titled as a custom trailer to be sure your insurance fully covers it; you’d have to figure this out.

This is a new build 2022 tiny house is 28 ft long and 320 Sq feet. It has everything ready to be used as a primary home, guest house or Airbnb!
